Any time we needed anything, Steve was there as quick as he could be, no matter how big or small. The only reason we aren’t still renting from Steve is because my soon to be wife and I decided to buy a house. I would highly recommend renting from him.

We rented from Steve Hamilton for around 6-7 years and had a positive experience throughout our time there. If anything ever needed repaired or checked out, Steve was quick to respond and always had a solution. Communication was easy, and he was respectful about calling ahead before coming over for any maintenance or work. He was very responsive without ever being overbearing.

One thing we really appreciated was how fair and reliable he was throughout the entire rental process, especially during move out and the return of our deposit. Good landlords can be hard to come by, and we were thankful to have such a good experience for so many years.

As a Property Manager myself, I have high standards when it comes to rental housing and landlord responsiveness, and I can honestly say that Steve and Debbie exceeded every expectation.

I lived in one of their apartments in the State College area and had an outstanding experience from start to finish. The apartment was always well-maintained, clean, and clearly cared for. Any time I had a maintenance concern, Steve was incredibly responsive. A quick phone call was all it took—he would return my call promptly and schedule repairs at a time that worked for me.

One experience in particular stands out. My refrigerator unexpectedly stopped working overnight, and before a replacement could be delivered, Steve personally brought me a cooler filled with ice and even stored my frozen food in an extra freezer at his home so nothing would spoil. The replacement refrigerator was delivered the very next morning. That level of care and dedication is something you rarely find.

Steve and Debbie were always accommodating, professional, and genuinely cared about their tenants. It was clear throughout my tenancy that they took pride in both their properties and the relationships they built with residents.

I was genuinely sad to leave my apartment, but I was relocating back to New York to be closer to family and help care for my elderly grandparents. If not for that move, I would have happily continued renting from them.

I cannot recommend Steve and Debbie highly enough. They provided one of the best rental experiences I've ever had, and anyone looking for a well-maintained home with attentive, trustworthy landlords would be fortunate to rent from them.

Me and 2 other (at the time) graduate students rented from Steve and Debbie for 3 years and it was a great experience! We definitely felt cared for by Steve when we needed any assistance with the house. We also loved our yearly Christmas card that we received from them that was a very nice touch to their care! They’re great landlords and really lay everything out for you in a way that is manageable to keep track of house bills and leases.

My wife and I rented from Steve during my 5 year stay for my PhD at PSU. It was a pleasant place to stay which was always well maintained.

For example, we have had a few issues while our stay, such as a washer machine breaking or an issues with a leak in the basement. Steve’s response to these issues is what sets him apart from your atypical State College landlord. Steve was typically right over or as soon as needed. He would do his best to resolve the issue there or ensure it was done as soon as possible.

Steve would also check in periodically to ensure everything is going smoothly and ask if there are any problems. These calls were always welcome since at times I would get so busy that I would forget to call regarding small things that would pop up here and there.

Steve also performed preventative and annual maintenance on other things, like the heater system and the rain gutters. Because of his diligence, living in one of his rental properties went very smoothly!

We now live in a rental property in Erie while my wife finished medical school. We moved in and immediately had issues here and there such as a broken fan, and the current property management company says they don’t replace them! My wife said, “ I miss Steve, he would have had that fixed already”.

I would and have recommended others to stay at his properties.  Steve’s is authentic and genuine.

TLDR: Steve is a stand up guy, who has genuine respect and care for his tenants. He takes pride in his properties, thus they will always be in the best order.
